Can you sell your property if the electricity inspection is negative?
A negative electricity inspection should not be a stumbling block to sell your home. You must inform the potential buyer about the negative certificate. You can also hand this over to the agreement. This way no discussion is possible. Any questions? Do not hesitate to contact us via info@stijnvoet.be or 0497 977 056. We are happy to help you. -
Can you refinance your loan at your own bank?
You can refinance your credit with your own bank. Therefore you do not have to go to another financial institution. Your bank will most likely ask you a fee of three months interest and this as a reinvestment fee. In addition, your bank will also request additional file costs. Any questions? Do not hesitate to contact us via info@stijnvoet.be or 0497 977 056. We are happy to help you. -
Has a tenant pre-emption right?
If you want to sell the house, the apartment or the commercial property that you rent out, your tenant does not have a pre-emption right unless you explicitly agreed this pre-emtion right with him. More questions about this item? Do not hesitate to contact us via info@stijnvoet.be or 0497 977 056. We are happy to help you. -

But the prospective tenant also has rights. Do not hesitate to contact us via info@stijnvoet.be or 0497 977 056. We are happy to help you with al your further questions. -
Are smoke detectors mandatory in a rental home?
The answer to this question is yes. In Flanders, you as a landlord are obliged to place a smoke detector in the home that you let. You must provide a smoke detector per building layer. An example: if you rent a house with three habitable floors, each floor must be equipped with a smoke detector. If you rent an apartment (a building layer) then it is sufficient to place one smoke detector. Have you not installed a smoke detector in the current home that you rent now? Then we advise you to arrange this as soon as possible. Any questions? Do not hesitate to contact us via info@stijnvoet.be or 0497 977 056. We are happy to help you with al your further questions. -
Is it allowed to refuse smokers as renters?
The answer to this is no. This does not alter the fact that some landlords have included in the rental contract that it is forbidden to smoke in the house (inside). Do not hesitate to contact us via info@stijnvoet.be or 0497 977 056 if you have further questions. We are happy to help you. -
Buy as an unmarried couple. What do you need to know about 'anticipatory input'?
Since 1/09/2018 couples who are not married and still buy a property together can have a clause of 'anticipatory contribution' included. With such a clause, the purchased property automatically enters the joint capital if the partners nevertheless marry. A separate marriage contract is no longer necessary for this and you no longer have to go to the notary. Moreover, you also save costs that way.
